Managing property in New York City isn't like managing property anywhere else. Between shifting regulations, aggressive enforcement, and the daily demands of multifamily buildings, owners need more than a management company — they need a firm that knows how the city works from the inside out.

Everything Your Building Needs. Nothing It Doesn't.

Every service we offer is designed to reduce your exposure, protect your revenue, and keep your building running without requiring your daily involvement.

Coordinated Service

6.

  • A city skyline featuring tall skyscrapers, including One World Trade Center, with a river in the foreground and a blue sky with white clouds.

    Compliance & Local Law Management

We monitor your building's standing across DOB, HPD, DOH, and DEP — responding to violations fast with corrections, inspections, and dismissal filings. Alongside that, we track and manage all Local Law obligations including LL1, LL84, LL88, LL97, LL126, and LL152, covering filing deadlines, required inspections, and any remediation work. You stay informed. We stay ahead of it.

  • View of the Manhattan Bridge in New York City seen from Washington Street in Brooklyn, with pedestrians walking and cars parked along the street, and the iconic Empire State Building in the distance.

    Leasing, Renewals & Rent Collection

We manage the full leasing cycle: marketing vacancies, screening applicants, executing leases, processing renewals, and facilitating rental payments. For rent-stabilized units, we ensure every lease complies with current guidelines and rider requirements.

  • A city street in Manhattan during rainy weather with black asphalt, yellow taxis, pedestrians, and foggy atmosphere, and tall buildings with digital billboards.

    Maintenance Coordination & Vendor Management

We source, vet, and manage vendors and contractors for routine maintenance, emergency repairs, and capex projects. Every job is tracked, every invoice is reviewed, and every vendor is held accountable.

  • A busy city street with tall buildings on both sides, parked cars along the curb, people walking on the sidewalks, and various signs for stores and brands hanging from the buildings, with a bright sky overhead.

    Government Programs Administration

We work with NYCHA, CityFHEPS, HRA, and other subsidy programs — handling applications, recertifications, inspections, and payment tracking so these units generate consistent, reliable income.

  • View of the New York City skyline at sunset with the Brooklyn Bridge in the foreground over the East River.

    L&T Case Management

When landlord-tenant matters go to housing court, we coordinate with counsel, prepare documentation, track court dates, and manage the process from filing through resolution.

  • Aerial view of Manhattan, New York City, with skyscrapers, Central Park in the foreground, and the Hudson River, Brooklyn Bridge, and skyline in the background under a partly cloudy sky.

    Financial Reporting

We handle accounts payable, receivable, and monthly financial reporting — giving you a clear, accurate picture of your building's performance at all times.

Hire the experts.

We specialize. We don't pretend to manage every asset class, and that's why we're good at the ones we do.

  • City skyline with tall buildings, including the Empire State Building, seen against a clear sky with a gradient from dark blue to teal. The foreground shows older brick buildings with fire escapes and a street scene.

    Multifamily

Typically 6 to 60+ units, held by families, partnerships, or small LLCs. The backbone of NYC's housing stock. We also manage for real estate funds and developers.

  • A city skyline with tall buildings viewed over a body of water, under a partly cloudy sky.

    Mixed-Use

Commercial leasing and tenant billing — CAM reconciliations, tax escalations, and utility reimbursements — coordinated alongside residential operations. One building, two operating models, handled by the same team.

  • City street scene at the intersection of West 45th Street and Fifth Avenue in New York City with tall modern buildings, a street lamp, and traffic including yellow taxis and pedestrians walking.

    Rent-Stabilized

DCHR registrations, RGB compliance, and MCI/IAI filings. Rent stabilization is our deepest specialty and the expertise most owners of pre-war buildings can’t find anywhere else.

A firm run by the same people who answer the phone.

A city street scene with tall office buildings, some with reflective windows, cars driving and parked along the street, and pedestrians walking at the crosswalk. Traffic lights and street signs are visible.

Most firms treat a 30-unit walk-up the same way they treat a 300-unit tower: with junior staff, form letters, and a call center. That model fails the buildings that make up most of New York's housing stock. Rent-stabilized, pre-war, full of real people and real problems.

Our Managers oversees 250+ residential units across NYC. Our approach is direct, transparent, and built around one goal: protecting your asset and maximizing its performance.

Things owners actually ask us.

Have a different question?

  • Our operations are designed to support buildings with as little as 6 units, but we scale up to 60+.

  • No. But they're our specialty. We manage free-market and mixed-use buildings too. The rent-stabilized expertise tends to make everything else easier.

  • A percentage of gross rent, tiered by portfolio size, with a clear fee schedule for additional services. We price transparently after the building audit, with no hidden markups or fees down the line.

  • Yes. We regularly inherit L&T cases mid-docket, coordinate with your attorney of record (or refer a new one), and maintain the OCA trail through judgment and post-judgment.

  • Manhattan, Brooklyn, Queens and the Bronx.

  • Once the management agreement is signed, most transitions complete within 30 days.

Tell us about the building.

Share a few details and we'll come back with a preliminary read on scope, fee range, and a transition path. If there's a fit, a principal (not an intake coordinator) will schedule the call.
